Hi BlackFinanceTV: You say as an agent you didn't deal with flippers because they look at everything on the book but all too often they are unqualified to buy anything. I have sold a few houses and I have learned to spot these people coming up the driveway. I have even stopped some at the door and asked to see their pre-approval from the bank. I have turned some flippers away. Some agents don't even know what a "qualified" buyer is. Its too bad I didn't have you as my agent. Good Luck!

As a former part time Real Estate agent..I didnt deal with flippers. Everytime a "gure" came into town everybody would call to look at a TON of house and noo deals would go through! Many of the people cant even qualify for loans anymore and MOST dont even own their own home!!

Flipping = buying at one price and reselling for a higher price (and a profit). It's a term that could mean quick-turn wholesaling (as-is, no repairs) or it could also apply to those who renovate then resell on the retail market. Takes longer, but also higher profit margins. Slow dimes vs. fast nickels. Make sense? :-)

Sorry, but the reality is that flipping homes today is very difficult. Your angry response to my comment shows how sensitive you are to this point being brought up. The reality is that the value added to the property is, at best, equal to the cost of the renovation, carrying costs, and real estate fees. Newbies need to understand that the '80s are over. But those same type of real estate infomercial shysters are still with us.

1st, just because the 2 guys you're talking about didn't make money at it doesn't mean no one else does. 2nd, your assumption that flipping can't work in most markets due to cost/value ratios is faulty logic as well. Savvy investors only "buy right", from truly motivated sellers at killer deals with wide margins far exceeding repairs and other costs. Your blanket statement is based in ignorance, my friend. Check out the Big Flip on HGTV. Two professional renovators renovated 4 houses and made not a red cent over one year. Flipping houses these days is not possible in most markets as the cost of the renovation is equal to the value added to the property. It's a wash. Minus real estate fees and carrying costs. It's a sucker's game today.
